Lease-Up Automation: What to Automate Before the Tour, and What Not To

Lease-up is a funnel with a very short top. Automating the wrong step makes you faster at the wrong work. Automating the right step, first response, qualification, scheduling, is how a small leasing team covers a portfolio that used to need a night shift.

Automate this

  • The first reply on every channel the prospect already used.
  • The qualifying questions you would ask anyway.
  • Answers that already live in the unit brief: amenities, pets, parking, availability.
  • Writing a tour onto the leasing agent's calendar.

Do not automate this

  • The tour, the application judgment call, or the concession.
  • Anything that sounds like steering, eligibility, or an accommodation.
  • A price the PMS does not already authorise.
